How it works

We sit down with all our clients and let you know of the level of service you should expect and what our fees will be for your transaction. When you are happy with that, you need to sign a PAMD 22a form which enables us to act on your behalf in the search of a property.

We then perform a detailed ‘Client Needs Analysis’. This helps us to best understand your needs and to tailor our searches accordingly. We make sure you have finance pre-approved and you are ready to go.
After we have tailored our search, we email all agents in your target area(s) and let them know that we have a pre-qualified buyer and what your requirements are. We follow this up with driving all streets in the areas and talking to agents via email and phone.

Real estate websites are used to further the search and to back up all our information to you, research sites like PDS Live and RP Data are used to substantiate any prices and provide valuable sales history and market data.

We send you a detailed list of all properties meeting your criteria with supporting research documentation including past sales history. Together from this we compile a short list of properties to inspect.

We inspect all the short listed properties and photograph and report on each one.

You are now in a position to make an educated offer on a property if you like what you see.

Together we decide what should be offered on the property and we present the offer to the seller or their agent, on your behalf.

We then deal with the agent during the negotiation process and when a price and terms have been agreed on by everyone, we help organise the contract to the right place.

We help you get the point of unconditional (inspections, finance etc) and then liaise with the sales agent and anyone else needed to make the transaction run smoothly.

Pre-settlement inspections are performed and then you are notified that you are clear to settle.
